The description of the accommodation on this website has been compiled as accurately as possible. However, we reserve the right to make changes, as necessary, in the interest of operating requirements and continued improvement - these will ensure the overall high standards will be maintained at all times.
Bookings cannot be accepted from anyone under the age of 18 years.
Provisional bookings may be made by telephone. The provisional booking is held until a deposit of £100 is received, together with a booking form. If this is not received within 7 days and we have made reasonable efforts to contact you, without success, the period booked provisionally becomes vacant and will be let to another hirer.
Once the deposit is received, an acknowledgement will be sent to you by post, to confirm the booking. The deposit is non-returnable unless the booking cannot be confirmed, in which case it will be returned.
If a cancellation is made after the deposit is paid, we reserve the right to retain the deposit, and, if we are unable to re-let the property, the balance of monies for the holiday accommodation will also be due.
The total payment of the balance of your holiday is due six weeks before your arrival. If this is not received by the due date, this will result in cancellation of your holiday and loss of deposit.
We cannot accept any obligation or liability for any alteration or cancellation, which is caused by circumstances outside of our control.
Whilst we try to take all reasonable steps to accommodate any proposed changes to the original booking dates or the make up of your party, if a cancellation is made after the balance has been paid, this will result in a loss of all monies.
On arrival, we will require a £50 security deposit, which we will, of course, refund in full, if the fixtures, fittings and effects are all found to be in good and fair order (excepting fair wear and tear). If damage occurs, which to make good exceeds the amount of the security deposit, compensation for the full amount will be required.
All prices include central heating outside of winter months, electricity, bed linen, towels and tea towels. One basket of logs will be provided, you may purchase additional wood if required.
The cottage will be available from 3 pm onwards on arrival and you will be met at the cottage to handover keys. Departure time is by 10.30 am, to allow the necessary time to prepare and maintain the accommodation to a high standard for the next visitors.
The cottage is to be left in the same state of cleanliness and order in which it was found.
The number of persons using the accommodation must not exceed two.
We reserve the right to be allowed reasonable access to the cottage at all times and to request any person causing a disturbance or behaving in an offensive manner to leave immediately.
Whilst we have in force appropriate insurance for public liability, responsibility cannot be accepted for your personal effects - all normal and proper precautions should be taken to safeguard your property.
We operate a no smoking policy in the accommodation.
No pets are permitted in the cottage, and the cottage is not suitable for children.
